My only concern is a what point are we legally obliged to inform a potential buyer of a dispute with BH. We may have already passed this point, I don't know. But I think that point can have a major impact on getting a sale and/or the end sale price.

The difference between the buyer thinking 'the roofs are being replaced for maintenance' and 'the roof at No. 22 is actually leaking water into the property' are worlds apart. After replacing the missing insulation in the loft I think we may be able to gloss over the roof situation--some water is coming in (as with most roofs) but it not causing an issue. But if there's a 'dispute' that we legally have to notify during conveyancing, then I feel this could significantly trip us up.

Before Christmas the market was slow, no one was looking/buying. That's changed, I feel a sale is in actually the pipeline now, we just need to tweak the variables a little. So pressure on Sue/Vicky is one, getting the price we'll accept into the conversation between Sue and buyer is another (Sue is trying to keep the overall sale prices high ~£250k, which doesn't help us when there's major work in the pipeline for No. 22 and there's other options for the buyer).

That's how I see it, I maybe missing something (usually am), but I do want to be careful we don't trigger an official dispute, or at least a situation where the buyer becomes fully aware of the issues we've had with the roof and BH.
